    Hey Steve, Let me start by saying I really appreciate your info. My ? is How long on average does it take to really start doing well in real estate. I live in Idaho falls Idaho, which it seems everyone is related to or is an agent. Which brings me to ? 2. What can I do as a rookie to enshure my survival and to stand out among so many. I really want to succeed at this. Thanks again.

    It took me 3 years to put the puzzle pieces together.

    Network with mortgage brokers, understand financing.

    The more you understand about financing, the more relaxed you can be in your conversations with clients because most agents talk in price ranges. Agents who know financing talk with clients in a language they understand - monthly payments.

    Call 3 mortgage brokers and ask them out to lunch.

    Hi Steve,

    2 Questions:

    1) I notice that you keep emphasizing the importance of understanding financing… I was just wondering: are you originating loans yourself, or are you just pre-qualifying the buyers?

    2) On the topic of FSBOs, have you ever tried any of the commercially available FSBO mailing lists?
